STEPS FOR SELLERS:
What's the market doing?
Finding out what the market stats look like is a good idea (call to action for info). How many houses are for sale in your neighborhood? What are mortgage interest rates? What's the economy like and what are the trends for consumer confidence?
When is the best time to sell my house?
There is never a BAD time to sell. The winter months typically see fewer sales BUT during this time of year there is also less inventory and the buyers who are out traipsing around in the snow are usually very motivated. Sometimes it's possible to get a little more money when there is less competition! The highest number of listings tend to come on the market in March, April, May, and September. With this in mind, it can be a great plan to get your house on before the competition in January or February, depending on how much snow is on the ground.
Find out what's happening in your neighbourhood. If there are several homes for sale around you then chances are you'll get fewer showings and fewer offers which usually translates to less money (see link to preparing your house for sale). On the other hand, if you're the only game in town best to get that sign in the lawn! Don't forget to check out similar neighbourhoods. Buyers will usually have 3 or 4 neighbourhoods they'll consider and knowing what your competition is will be key to pricing.
Your time frame
Prepare in advance! If you're considering a transfer or want to buy a new house be sure to consult your REALTOR® (link to about Paige) to discuss timing, price, and most importantly strategy!
Ready? Get set.
Round up all the necessary documents which will include:
1) Any mortgage information including your payout and any pre-payment penalties.
2) Most recent Tax Notice
3) Strata information if applicable. 2 years worth of minutes, bylaws, rules and regulations, current financial statement, depreciation report, and any engineering report.
4) The survey of your property. (If you have one, it'll likely be in your original purchase documents)
5) Utility bills for 1 year including any water or sewer levies
6) Receipts for any maintenance or updates you've done. If you haven't had your furnace serviced or your septic field pumped, get it done and keep the receipt.
7) Warranties and manuals for any mechanicals.
8) Prepare a list of anything you need to disclose to your REALTOR® about your home.
9) Have keys cut. Don't forget to copy any keys to accessory buildings that aren't on the front door key.
Preparing your home and yard
Now is the time to make your house and property show the best it possibly can! (Link to preparing your home for sale) Like speed dating, first impressions are critical. Your yard has to be groomed and having a colorful planter on the front landing is a 'must do'. First up on the inside, de-clutter! Box up all your personal pictures and clear off 90% of all surfaces. You don't want anything to distract a buyer. Staging (link to people we trust) and cleaning(link to people we trust) are great ways to give your home the best chance of making the list for potential buyers. Hire a cleaner if you must for a deep clean that will include baseboards and all those cute dust bunnies under the furniture and don't forget to ask me about staging (link to preparing your house for sale)! At this point you may also want to consider a pre-sale home inspection (link to people we trust). These can save a lot of headache down the road by knowing in advance of any issues that need immediate attention.
